To best help a buyer, a buyer’s agent should a) identify any property’s best value – has the seller underpriced it and if so, how much is the property worth; and 2) help determine if a property is in the buyer’s best interests – are they caught in the excitement or is this the best home for the buyer’s needs? Providing that this research yields positive answers, the buyer’s agent should come up with a plan to be sure that their client is presented in the best possible light, completing paperwork accurately, fully, with supporting financial documentation, and a close date and contingencies which both protect the buyer while being appealing to the seller.
